If you’re currently in the market to purchase a home for the first time, that can be an exciting time. After all, owning a house is the hallmark symbol of obtaining a piece of the American Dream. Of course, before you decide to offer a price on a home that you like, it’s important that you take out the time inspect it (or even take a professional house inspector along with you). That way, you can know before time if there is a problem with the plumbing, wiring or even with the home’s foundation.

If you would like some tips on how to detect that there are some significant foundational issues within a house, we have five suggestions on how you can easily spot them. That way, you can avoid purchasing a house that is not ultimately in your best interest.

Separation from other parts of the house. One huge warning sign that there are probably some foundational issues within a house is if you happen to notice that parts of the home are separating from others. For example, if there is some sloping on the floor, the base of the walls will probably separate themselves from the floor or you might notice that the brick of the house is pulling away from the window frames or doors. If you see this, that’s usually not a good sign.

Cracks in the wall. Something that you definitely do not want to see while inspecting a house are cracks in the wall. That’s because it tends to be an indication of one of three things: a roofing issue, a plumbing issue or a foundation issue. So, if you happen to notice that the wall and ceiling are separating from each other, there are vertical cracks in the sheetrock or a crack that’s running in between the door and the ceiling, that’s a huge warning flag that should not be overlooked.

Cracked moldings. Speaking of cracks in the walls, as you’re inspecting the walls in various rooms of the house, something else we recommend is that you look closely at the cracked moldings. A house with a good foundation should not have any cracked crown molding or cracked corner separation. It also shouldn’t have a crack running up the wall through the molding either.

Windows or doors do not close properly. Another indication that there may be foundational problems with a house is if you attempt to close a window or door and it doesn’t shut properly. For instance, if the house has some storm doors and when you close them, the frame does not appear to be square, that could be directly contributed to foundational problems.

Cracks in the flooring. If you happen to see a stair step crack, cracks in the concrete flooring or a cracked slab in the foundation, this is a home that you shouldn’t make an offer on. Remember, no matter how amazing a house may appear to be, it’s not going to matter much if it’s not sitting on a firm foundation.
